Problems areas in renovation
My kgb renovation is coming along fine. Some places fescue did fine, kgb isn't. Some places fescue did not do well, kgb is. A bit perplexing. What I am seeing is a pattern to some problem areas that are not growing well.
1) My former pos neighbor a few years ago rented a mini excavator and more or less tore up his yard trying to level it. He took out a berm that was next to his driveway that kept his run-off off of my property. Ever since I have battled run-off problems. I installed plastic edging and installed a drain to take water back to the common run-off area that runs behind the houses here. I stopped at the point the ground levels out and begins to slope to the front. You can see it in photo #2. In photo's #1 & #3 you can see the effect it is having in the front yard. I am a bit puzzled on what I can do to fix this. Any suggestions?

2) This is a curious little spot. There is grass growing there. Just not great. Compaction issue?

3) This is the one that worries me. The line in red denotes where the gas main runs. When I put my sprinkler system in years ago I had them put mark the driveway. I keep it painted so I know where it is at. This brown patch pretty much follows the main. Looking at a pre-roundup photo, fescue did grow there, just thin. The blue line denotes where the water company dug up and replaced the meter about 4 years ago. Nothing good has grown there since. The area in white. Not sure what the problem is. Nothing is growing here.
