I switched over to Explorer for the moment to do this work around. Problem appears to be resolved and a payment went through.

Very nice. I hope you got close to your asking price. I think you were well under what it was worth. Did these people see it during the summer? Maybe everybody was intimidated by the back yard? It looks like alot of work to someone that does not know.

Yeah. I've put so much of myself into the yard that it kind of feels like I'm chopping off a limb. lol
But the upside really is that I get to do it all again (hopefully better) now that I have a bit of experience. I know what I like and what works and, even more importantly, what doesn't.
I really regret using Bedazzled in the front yard. I couldn't bring myself to renovate it again. It still looked better than the other yards in the area. But now I can renovate again (and I'm going with a monostand of Moonlight SLT). It's a tough grass with really nice bluish color.

Before you set your eyes on moonlight slt i would really take a look at the midnight Star i have growing in the back yard. I have it right next to the moonlight so you can compare. Just have to wait until spring for them to get the true color back.

It's a lot lighter in color, and, as Simpson points out, it wakes up earlier than the other cultivars in my front yard. That definitely leads to it dominating the stand. The Bedazzled seems to wake up a good three weeks before the midnight II, I have a good point of reference as the backyard is a monostand of Midnight II.
My front lawn seemed to get lighter-colored every year after I renovated. When I started out, my front was a blend of 33.3%, 33.3% and 33.3 of Midnight II, Moonlight and Bedazzled. Currently, going into year 7, I'd say it's 50 percent Bedazzled.
Simpson's been to my house and he can tell you that when you stand in the backyard, you can see where the Monostand ends and the KBG blend begins just by the color of the lawn.

Even though we are slightly off-topic here, any chance that what you thought was Bedazzled with perennial poa, and now that you wiped it out with Tenacity it might not have been the Bedazzled that made it lighter (not sure if you can tell yet as you wiped out the poa this fall).
